My Current Market Analysis provides an estimated selling price range and is based on other properties deemed ‘relevant’- either sold or currently for sale in the area – plus supporting market information.

📄 What is a Property Valuation?

A valuation, on the other hand, is a formal, detailed report completed by a qualified, registered valuer.
This is a legally recognised document often required by banks, lawyers, or during court proceedings.

A valuer will look at:

  • The land size, layout, and property orientation
  • The number of bedrooms and bathrooms
  • The quality of the construction materials
  • Any signs of hidden damage or risk factors
  • Council zoning and environmental concerns
  • Recent sales of comparable properties in the last 6–12 months

A property valuation is thorough and objective, aiming to determine your Tauranga home’s true market value, not just what someone might be willing to pay.
